Reassessment Appeal Process
It is important to note, you can appeal to any of the following three options from the beginning. If you start your appeal with the Assessment Office and the result is not satisfactory, you can then appeal to either the Board of Equalization or the Circuit Court. However, if you begin your appeal process with the Board of Equalization and you disagree with the result, you are only able to appeal to the Circuit Court. If you begin your appeal process with the Circuit Court and you disagree with the result, you are not able to then file appeals with the Assessment Office or Board of Equalization. The Circuit Courts decision is the final decision.
Assessment Office Appeal
The deadline to file an Office Review Application is thirty (30) days from the date of the assessment notice according to state code. The deadline to file an appeal application is February 6, 2026. This is to ensure all appeals will be held in a timely manner. Before filing an application, please call the Office of the Assessor of Real Estate and speak with a real estate appraiser: They will provide an explanation of the reassessment process and information regarding your property and the surrounding assessment neighborhood.
This is also a valuable opportunity for the property owner to confirm that the records of the Office of the Assessor of Real Estate contain the correct improvement size and property characteristics of their property and comparable properties.
If there is still a concern about the equity and/or fairness of the assessment of your property you may make an application for a review: The Assessors Appeal Application can be printed from the website, mailed to you or obtained at the Office of the Real Estate Assessor. Office Review of Assessment Applications are received and processed following the mailing of Change in Assessment Notices. The completed application should be returned to the Office of the Assessor of Real Estate. With permission a real estate appraiser will make a detailed inspection to confirm the accuracy of the improvement size and property characteristics. Inaccuracies in data will be corrected immediately, the assessed value will be reviewed and adjustments to the assessed value will be made if necessary.

Board of Equalization Appeal
Another level of appeal is to file an application with the Board of Equalization. Board members live in Henry County and are appointed by the Circuit Court Judge to hear appeals and determine if an adjustment to value is warranted. The Board of Equalization Application can be printed from the website, mailed to you or obtained at the Office of the Real Estate Assessor. In accordance with the Municipal Code of Henry County the deadline to file a Board of Review Application is sixty (60) days from the date of the assessment notice. The deadline to file an appeal to the BOE is March 31, 2026. Board of Equalization Applications are available during the open appeal period.
An Office Review application does not have to be filed prior to filing a Board of Equalization application.

Circuit Court
Property owners may file a petition to the Circuit Court without first making Office Review or Board of Equalization appeals. There is not an application for this process. The property owner will be bound by the rules of the Circuit Court in filing a petition. Please contact the Circuit Court if you have any questions.
